BRASSWATER is actively developing a pipeline of data-center and powered-shell projects across Canada, the United States, and select EMEA markets. Our focus is on creating highly flexible, infrastructure-ready assets designed to meet the evolving requirements of hyperscalers, cloud providers, and enterprise users.
Investment Approach
We pursue data-center developments through a variety of structures, including joint ventures, forward-sale arrangements, and long-term holds. Each project is evaluated on a risk-adjusted basis, with an emphasis on capital preservation, scalability, and downside protection.

Strategy: Powered Shells and Scalable Campuses
Our development strategy centers on powered shells and expandable data-center campuses that allow end users to deploy capacity quickly while maintaining flexibility over final fit-out and technology decisions. By prioritizing early access to power, land control, zoning, and permitting, we aim to materially reduce execution risk and shorten deployment timelines.
Projects are typically designed to:

Site selection is driven primarily by power availability, scalability, and reliability, alongside access to fiber, transportation infrastructure, and favorable regulatory environments. BRASSWATER works closely with utilities, municipalities, and grid operators to identify locations capable of supporting both near-term delivery and long-term capacity growth.
